Energy Performance Certificates (EPCs) are required for almost all buildings when they are constructed, sold or rented out under Article 7 of the Energy Performance of Buildings Directive (2002/91/EC), which all European Union member states are required to implement.
EPCs on domestic rentals are required from 1 October 2008. Once obtained the certificate will be valid for 10 years but can be renewed earlier if the landlord wishes to reflect any energy efficiency improvements made.
All lettings within the 10 year valid period will be able to make use of the same Energy Performance Certificate, but the law states a landlord must show it to any prospective tenant.
The results of an EPC will become in important factors tenants will consider when choosing a rental property as it is them who will be paying for the gas and electricity which heats the property and so the incentive for energy saving measures to be carried out is important.
We will liaise directly with the tenant or letting agent to gain access to the property. The EPC will be produced within 24 hours of the inspection taking place and a copy will be emailed to all relevant parties.
The stand alone EPC is all that is required for a rental property – these costs between £75 and £125 depending on the size of the property. You can also request a draft EPC which would give recommendations of how to improve the efficiency rating. If you decided to implement any of the recommendations a re-inspection fee of £25 would be charged.
